The premises are let for holiday accommodation purposes only. Quotations are subject to availability and are not guaranteed until receipt of the deposit, confirmed in writing. Payment of deposit means acceptance of these terms and conditions. The number of guests must not exceed the agreed number of people when booking for the property. Overloading will render the tenant liable to termination of the booking with no refund. If CANCELLATION is caused by the tenant, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply. We strongly recommend you take out travel insurance for sickness and theft. The owner will make every effort to ensure the property is available as booked. However, the owner reserves the right to make alterations to bookings due to unforeseen circumstances. A security deposit is payable at the same time as the balance amount. The security deposit will be refunded within 14 days in full, subject to the terms and conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakages, loss of items, damage or excess cleaning requirements and extra guests beyond those declared. Animals under any circumstances are not allowed on or about the premises. The property is cleaned prior to arrival. If mid-stay cleaning is required, prior arrangements should be made and the associated costs paid prior to your arrival. The premises are available after 2 pm on the day of arrival. Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of security deposit. All linen is supplied including beach towels. The linen is provided as per the number of guests as advertised. You are responsible for the linen that has been provided and will be held accountable should any items be misplaced or damaged. Breakages and losses to the property must be reported to the owner immediately. Any costs associated with these, caused by you or your invitees are required to be paid for immediately. Any damage not reported or found on inspection for the rental will be deducted from security deposit. Loss of keys or remotes must be paid for. Furniture or household effects are not to be removed from the premises and all must be left in the same position at all times. The owner does not cover your personal belongings under their insurance policy and therefore takes no responsibility for loss or damage of personal belongings in or on the property. It is strongly recommended you purchase travel insurance. The owner will accept no responsibility for any inconvenience with machinery/appliance breakdown. The owner will best endeavour to repair or replace the item. Tenants agree to allow owner or his/her nominee to enter the rented premises to carry out any necessary repairs should the need arise. Checkout is 10 am, late checkout is subject to availability. Premises must be left clean and tidy otherwise a cleaning fee will be deducted from your security bond. All rubbish must be placed in outside bins provided by owner. Excess rubbish will incur removal costs.
